TCDL Scope of Work Description

  • Conduct site surveys and feasibility studies to assess the suitability and constraints of the project site.
  • Obtain necessary permits, approvals, and licenses from relevant authorities.
  • Develop project plans, schedules, and budgets in coordination with stakeholders.
  • Clear the site of any existing structures, debris, vegetation, and obstacles.
  • Grade the land and prepare it for construction activities.
  • Install temporary facilities such as fencing, access roads, and site offices.
  • Excavate foundation trenches according to engineering drawings and specifications.
  • Pour concrete footings and foundations, ensuring proper alignment and strength.

  • Erect structural elements such as columns, beams, and slabs using approved materials and methods.
  • Install exterior walls, partitions, and roof systems to enclose the building.
  • Incorporate architectural features, finishes, and MEP (mechanical, electrical, plumbing) systems.
  • Complete interior finishes such as flooring, wall cladding, painting, and ceiling installation.
  • Install fixtures, fittings, cabinetry, and built-in furniture as per design requirements.
  • Conduct quality inspections to ensure compliance with specifications and standards.
  • Implement exterior works including landscaping, paving, and site amenities.
  • Install exterior cladding, facades, and signage according to architectural plans.
  • Construct parking lots, sidewalks, and other site infrastructure as needed.
  • Install MEP systems including electrical wiring, plumbing, HVAC (heating, ventilation, air conditioning), and fire protection.
  • Connect the building to municipal utilities such as water supply, sewerage, and drainage networks.
  • Test and commission utility systems to ensure functionality and compliance with regulations.
  • Conduct comprehensive testing and commissioning of all building systems and components.
  • Address any deficiencies or issues identified during commissioning.
  • Prepare operation and maintenance manuals, as-built drawings, and warranty documentation.
  • Hand over the completed project to the client or end-users in accordance with contractual agreements.
